Mineral Springs School District leases part of Saratoga Schools campus

MINERAL SPRINGS – The Mineral Springs School Board recently voted to lease a portion of the Saratoga campus. According to the March 18th board minutes, the board voted 5-0 to lease the facilities to Nicole Vaughn. The board members present for the vote were William Dixon, Dorothy Vaughn, Barnado Thomas, Ricky Gamble, and Xavier Vaughn. Members Mike Erwin & Ray Hawkins were absent.

The lease involves most of the facilities on the east side of Highway 355 that includes the former elementary building that housed the cafeteria, office, and library, as well as the James A. Stewart Educational Building, shop, and several other portable buildings, along with a mobile home. One mobile home is not included as long as the current occupant lives there. That person a district employee. Also not included is the multi-purpose building.

The lease states the purposes of the agreement is for “Veterans & Civilian Assisted Living Facility.” The term of the agreement is for a period of 50 years at a total annual rate of $6,000 dollars per year.

A summary of other stipulations in the lease state:

*All improvements to the leased property shall be made at the sole cost and expense of lessee. The cost of maintenance, and improvements can be deducted from the yearly $6,000 dollar fee.

Lessee accepts said premises in its current condition as of the beginning of the lease and agrees to take good care of the premises and keep in good clean condition; to obey all laws and ordinances affecting the premises; not to use the premises in violation of any law.

*The lease purpose states, “The leased premises will be used by Lessee to house veterans & civilians in need of nursing care. In the future CTE students seeking nursing credentials could have another local partnership to complete their internship.”

*Prohibited use: “The lessee will not do anything that conflicts with the local fire
department, or state board of health. Lessee will only use these buildings for housing and nursing care.

*The lease shall not be assigned, or any part of the leased premises sublet, without the prior written consent of the school district. If lessor consents to an assignment or subletting, lessee shall remain liable for the due performance of all of the agreements and conditions herein.

*Lessee Vaughn shall be responsible for repairs and maintenance and agrees to keep the premises in good repair and agrees to promptly repair or replace any part of the premises damaged or destroyed, with lessee bearing all cost.

If the Mineral Springs School District is ever consolidated all contracts will be passed to the school absorbing the Mineral Springs School District. The agreement does not include the high school and M.H. Peebles Auditorium on the west side of Highway 355.

The document states “We Care Assisted Living” is the name of the entity.
